In today’s market, quality outweighs quantity. Tenants are prioritizing high-quality office environments over vast square footage.
Our team supports building owners and landlords in their quest to create more resilient workplaces, ensuring longevity in a highly competitive office market. As a property owner or operator, what are the top ways you can adapt your portfolio to the unique needs of today’s tenants? Read on to learn about how L&K Partners is supporting our clients by managing critical building upgrades.
1. Increase On-Site Amenities
The working environment has evolved into more than just a place for work; it now includes socializing, de-stressing, and downtime. Building owners are improving amenities and upgrading common areas to include better food & beverage options, health & wellness areas, tenant lounges, and flexible co-working spaces.
We partnered with Union Investment and Metzler Real Estate to convert the lower level of 140 Broadway, a premier office building in Lower Manhattan, into a 12,000 sf hospitality-oriented Conference and Amenity Center available exclusively to building tenants. Connected by a new staircase to the main building lobby, the amenity center features alternative work spaces, a dining and café option, game lounge, and meeting space for events up to 250 people.
2. Optimize Floor Plans
Tenants are seeking increased flexibility to meet the demand of dispersed teams and hybrid environments. Building owners are embracing the changing needs of tenants by providing dynamic, reconfigurable space, that evolve with their tenant’s workflow.
Taking into consideration existing building conditions, our team collaborates with designers to optimize available space and incorporates the right mix of open work space, private offices, and semi-private collaborative space. We are a trusted partner for Vornado Realty Trust, one of New York City's leading office landlords, managing ongoing renovations and turn-key office upgrades throughout its NYC office portfolio.
3. Reimagine Outdoor Space
From rooftops and terraces to ground-level courtyards, outdoor space is a top consideration for building ownership looking to attract to tenants in a highly competitive leasing market. However, each property brings about its own unique challenges.
Our team was involved early in the assessment and feasibility of Cure’s life science campus building repositioning, navigating building codes, zoning regulations, safety, and structural obstacles. After undergoing a full transformation of building infrastructure, the formally inaccessible rooftop is now one of the premier event spaces in the city. The interior meeting space leads out onto a stunning adjoining terrace – easily accessible via a retractable wall. Millwork paneled walls conceal heating and cooling systems, providing a safe and idealic viewing experience for event guests.
