L&K Partners is proud to partner with IBM, a leader in global hybrid cloud and AI solutions, in the preconstruction and build-out of its new flagship office at One Madison Avenue in New York City. Designed as an innovation engine and community forum, The LEED Gold CI certified building utilizes IBM Solutions to track, analyze, and report sustainability progress, and is positioned to be among the most notable adaptive reuse projects of present-day New York.
Located at the southeast corner of Madison Square Park, IBM’s headquarters totals 270,000 square-foot, spans five floors, and will be home to more than 2,000 New York-area employees. The grand lobby features a stunning 40-foot-long Quantum Wave light sculpture, symbolizing the intersection of art and technology. An escalator ascends to the second-floor reception area, where the circular IBM "Blue Bar" acts as a vibrant gathering spot overlooking Madison Square Park.
The office design prioritizes flexibility and choice, catering to the diverse working styles of IBM employees. Various zones are thoughtfully integrated throughout the space including individual, collaboration, and community zones. A significant feature of the workplace is the 25,000 square-foot outdoor terrace, designed with pollinator gardens, over 40 plant species, and sweeping views of the park and city.
Beyond its role as a workplace, the new IBM flagship office is designed to cultivate innovation and collaboration with the broader NYC and tech communities. The Innovation Studio, spanning 22,000 square feet, will serve as a hub for showcasing IBM’s latest technologies through immersive displays.
